When planning a bathroom remodel, kitchen remodel, or other home improvement project, it's natural to compare prices.
Everyone wants to save money.
But when one remodeler is dramatically cheaper than the others, homeowners should stop and ask:
Why is the price so much lower?
A low remodeling price can be attractive, but choosing a contractor based only on the cheapest bid can sometimes turn a money-saving decision into a very expensive mistake.
At NorCal Premier Renovations, we've seen firsthand how poor remodeling work can cost a homeowner far more than hiring a qualified professional from the beginning.
A Real Bathroom Remodeling Story
A homeowner once contacted me because their bathroom shower was leaking.
I went to inspect the problem and discovered that the issue was much more serious than a simple plumbing leak.
The shower walls had not been properly waterproofed. Water had been getting behind the finished walls and accumulating inside the wall cavity. Eventually, the moisture began damaging the structure behind the shower.
The shower couldn't simply be repaired.
We had to remove the existing shower, repair the damaged structure, and rebuild the shower properly.
During the conversation, the homeowner explained that they had originally hired unlicensed workers because their price was considerably lower than hiring a licensed professional.
What initially looked like a way to save money ended up costing much more.
After paying for the original remodeling work, demolition, structural repairs, and reconstruction, the homeowner ended up spending approximately twice what a professional remodel could have cost if the job had been done correctly the first time.
The homeowner didn't save money. They paid twice.
This is one of the biggest risks of choosing a remodeler based only on price.
The problem wasn't what the homeowner could see.
It was what was hidden behind the walls.
A Cheap Remodeling Quote May Not Include the Same Work
When homeowners compare estimates, they often look at one number:
Total Price
But two remodeling estimates can have completely different scopes of work.
One contractor may include proper preparation, waterproofing, quality materials, skilled installation, permits when required, cleanup, and project management.
Another contractor may provide a much lower price by leaving out important parts of the project or using cheaper methods or materials.
Before comparing prices, compare what you're actually receiving.
Ask:
- What materials are included?
- What preparation work is included?
- How will waterproofing be handled?
- Are permits required, and who is responsible for them?
- Who is performing the electrical and plumbing work?
- What happens if hidden damage is discovered?
- Is the work covered by a written contract and warranty?
A lower number doesn't necessarily mean a better deal.
The Most Important Work May Be Hidden
Bathroom remodeling is a perfect example.
A finished shower may look beautiful when the project is complete, but homeowners can't see what's behind the tile.
Proper substrate preparation and waterproofing are critical to protecting the structure from moisture.
When those systems are installed incorrectly, problems may not appear immediately.
Months or even years later, homeowners may discover:
- Water intrusion
- Damaged framing
- Moisture problems
- Loose or cracked tile
- Mold or deterioration
- Expensive demolition and repairs
By then, the original contractor may be difficult to find — or the homeowner may need to pay another contractor to tear out the work and start over.
A beautiful finish does not always mean a properly built remodel.
Why Licensing Matters
Hiring a properly licensed contractor gives homeowners an important level of accountability and protection.
Depending on the project and location, licensing, insurance, permits, contracts, and other requirements may apply.
Homeowners should verify a contractor's credentials and understand exactly who they are hiring before work begins.
Don't assume someone is licensed because they have a website, work vehicle, social media page, or years of experience.
Verify it.
A professional contractor should be comfortable providing the information you need to make an informed decision.
Experience Is Worth Paying For
A remodeling contractor isn't only providing labor.
You're paying for experience.
Experienced professionals understand how to plan a project, coordinate trades, select appropriate materials, identify potential problems, and deal with unexpected conditions.
Older homes can present surprises.
- Walls may contain unexpected plumbing.
- Floors may not be level.
- Existing construction may not match current expectations.
Problems happen.
The important question is whether the contractor knows how to identify and address them properly.
That's where experience has real value.
The Cheapest Contractor May Not Be the Cheapest Option
Imagine you receive two remodeling estimates.
One is significantly cheaper.
It may look like you're saving thousands of dollars.
But if that contractor cuts corners, leaves work incomplete, uses inferior installation methods, or creates problems that need to be corrected later, your final cost can become much higher.
The better question isn't:
"Who will do this for the least money?"
Ask:
"Who can do this correctly the first time?"
That change in perspective can save homeowners a tremendous amount of money and frustration.
What to Look for Before Hiring a Remodeler
Before signing a remodeling contract, take the time to investigate the contractor.
- Verify the license and insurance.
- Ask for a detailed written proposal.
- Make sure the scope of work is clear.
- Ask which materials are included.
- Understand payment terms.
- Ask about permits when applicable.
- Look at previous projects.
- Check references and reviews.
- And never be afraid to ask questions.
A professional contractor should be willing to explain how your project will be completed and what you're paying for. You can see examples of completed work in our project portfolio.
Your Home Is Too Valuable to Gamble on the Lowest Bid
Your kitchen or bathroom is a major part of your home.
You're investing in materials, workmanship, functionality, comfort, and the long-term condition of the property.
Saving a little money upfront isn't worth it if the project later requires expensive repairs.
The goal shouldn't be to find the cheapest remodeler.
The goal should be to find a qualified, experienced, and trustworthy remodeling contractor who will do the job correctly.
Because sometimes the cheapest remodeling project is the one that costs you the most.
